The Chappaqua Crossing Master Plan is a proposal for a 450-unit mixed–use development located 20 miles north of Manhattan. The design proposes a densely configured urban approach set amongst the rolling hills of Westchester County.

Apicella + Bunton's design solution allows for a phased development with a variety of housing types densely located to maximize open space. Amenities include business centers, cafes, convenience shops, restaurants and a health club.
Parking for 900 vehicles is planned below grade concentrating much of the construction on the site of an existing parking lot and preserving the natural beauty of the sprawling site.
